CONTRACTS

Contracts can be prepared for the erection of new buildings, alterations, extension, repairs, refurbishment or maintenance.

The surveyor would act on the clients behalf to undertake the technical work and supervise the work in progress to ensure the correct methods, materials and workmanship are employed.

The surveyor would advise on the amount of any stage payments due to the contractor as the work progresses.

Bespoke specifications can be prepared which would incorporate the terms and conditions under which the work is carried out together with details of the technical requirements.

The extent of the work can often mean that the Client has certain duties to comply with requirements of the Construction, Design and Management Regulations 1994 (CDM). The requirements would be fully set out in the contract documents by the Planning Supervisor appointed under these regulations. Terence Young is a qualified Planning Supervisor.

SPECIFICATIONS

Specifications can be prepared for building work to enable competitive tenders to be obtained from suitably selected building contractors. This has the advantage that each tenderer will price for the work, using identical materials, methods and often for carrying out the work within a defined time scale. The resultant prices offer a true reflection of market conditions and can be fairly compared against each other.

Specifications can also be useful when negotiating work as the full extent of the liabilities of both the employer and contractor can be fully identified before work starts.

This can avoid potential disputes as to the extent of work required.
